HVS reviews 260 management contracts

HVS published its Asia Pacific hospitality newsletter for the week ending 11 September 2026. The edition leads with a guide to hotel management contracts in the region.

The guide reviews agreements across Asia Pacific excluding India. It examines seven areas that decide owner-operator negotiations: contract term, territorial restrictions, operator fees, performance tests, budget, owner rights and termination rights. The sample covers 260 hotel management contracts and more than 40,000 rooms. The publication adds factsheets on 18 hotel operators.

Sansiri Capital buys The Lake Como EDITION

Sansiri Public Company Limited set up a private equity fund, Sansiri Capital, for investments in luxury hospitality assets. The fund targets trophy assets in gateway cities and in leisure destinations with limited supply.

Sansiri Capital agreed to acquire the 148-key Lake Como EDITION, a waterfront hotel in Cadenabbia, Italy, from Bain Capital and Omnam UK. The deal is expected to complete by the end of September 2026. The property is valued at more than EUR200 million and records occupancy above 70 percent with an average daily rate above EUR1,500 in July and August this year.

Renovation ran four years and cut the room count from nearly 300 to 148. The hotel reopened in March 2026 with a spa and wellness building, a floating pool and a beach club. Facilities include a fitness centre, indoor and outdoor swimming pools, four food and beverage outlets and three meeting rooms.

Sansiri Capital’s portfolio holds more than 1,042 keys across eight properties, including the 62-key StandardX Bangkok, the 196-key Standard Hua Hin and the 179-key St. Regis Aspen.

CMC REIT and BGO buy The Quad in Hung Hom

China Merchants Commercial REIT and a fund backed by BentallGreenOak and Welkin Links Capital Group agreed to acquire The Quad, a student accommodation property in Hung Hom, Kowloon, from Easyknit International Holdings for HK$528.5 million. CMC REIT holds 55 percent of the joint venture and the BGO-Welkin fund holds 45 percent.

The building at 470 to 478 Chatham Road North is 29 storeys and holds 184 rooms and 205 beds across about 3,890.3 square metres of gross floor area. The price equates to about HK$2.58 million per bed and HK$135,850 per square metre. The property completed in 2025, runs fully occupied and generated about HK$18.9 million in revenue in the twelve months to March 2026. It is CMC REIT’s second investment in Hong Kong student accommodation.

JDA Collective buys the Headlands Hotel

JDA Collective acquired the Headlands Hotel in Austinmer, on the New South Wales South Coast, from The Stevens Group for A$44 million. The price equates to about A$733,000 per key across 60 serviced apartments.

The Stevens Group rebuilt the property and opened it in 2016. It sits on a 2,550 square metre clifftop site above the Pacific and runs two levels with bars and dining areas, a gaming room holding 14 electronic gaming machines, events and conference facilities and underground parking. It sits about 15 kilometres north of Wollongong.

Cheonghwi Building sells in Seoul

The sale of the Cheonghwi Building in Myeongdong, Seoul, completed for an undisclosed sum. The hotel and retail property holds about 5,944 square metres of gross floor area. The 152-key Sotetsu Fresa Inn Seoul Myeong-dong occupies the upper floors under a long-term lease, and the lower floors are let mainly to Korean cosmetic brands. The building sits a five-minute walk from Myeongdong Station and Euljiro 1(il)-ga Station. The hotel opened in 2019 and lists self-service lockers and a laundromat among its facilities.

The share tape

HVS tracks 64 listed hotel and lodging counters across 11 exchanges. In the week to 11 September 2026, 50 fell, 9 advanced and 5 held flat against their 4 September closes. The median move was a decline of 1.85 percent.

Laguna Resorts and Hotel fell 16.3 percent to 25.75 baht. Event Hospitality and Entertainment fell 8.7 percent to 13.15 Australian dollars. Ananti fell 6.7 percent to 5,260 won. Shinhan Seobu T and D REIT fell 6.4 percent to 3,680 won. Imperial Hotel fell 4.2 percent to 937 yen.

Huatian Hotel Group rose 17.4 percent to 5.00 renminbi. Juniper Hotels rose 5.8 percent to 227.39 rupees. The Erawan Group rose 4.4 percent to 3.80 baht. SAMHI Hotels rose 3.8 percent to 158.40 rupees.
