The Appointment
UOL Group Limited appointed NoMad under Hilton to manage a 173-room luxury lifestyle hotel at the former Faber House on Orchard Road. UOL announced the appointment on 5 May 2025 and put the opening at early 2027. The asset is a 19-story redevelopment of the former office building, and it carries commercial and retail space.
NoMad joined Hilton's portfolio after Hilton acquired a majority stake in Sydell Group. NoMad is Hilton's first luxury lifestyle brand, and Singapore is the brand's first property in Asia Pacific.
The Booking Window
Hilton opened reservations on 17 September 2026 and put the opening in late 2026. LATTE Luxury News reported the same day that the property accepts arrivals from 1 December 2026 and attributed the date to its own confirmation. The operator publishes no day-level date, no opening rate and no minimum-stay term.
The window moved through the record. UOL announced early 2027 in May 2025. Hotel News Resource carried the late-2026 opening on 29 June 2026. Hilton's reservation release of 17 September 2026 holds late 2026, and the trade report dates arrivals from 1 December.
Where the 173 Keys Sit on the Rate Ladder
Singapore's first-quarter hotel data, reported by The Business Times from tourism board figures, puts the average room rate at S$274.96, up 1.6 percent, revenue per available room at S$228.45, up 4.8 percent, and occupancy at 83.09 percent against 80.54 percent a year earlier. Available room nights grew 2.3 percent to 5.9 million.
The four-month read from the Singapore Tourism Analytics Network, reported by Singapore Business Review, puts the average room rate at S$273.97, up 2.0 percent, revenue per available room at S$224.10, up 4.2 percent, and occupancy at 81.8 percent, on 7.91 million available room nights. Luxury hotels averaged more than S$640 a night. Upscale properties ran above S$300, mid-tier around S$200 and economy around S$120.
Demand and rate moved apart. Arrivals reached 7 million from January to May 2026, down 1.2 percent on the year, and May ran 9.7 percent below the prior year on softer traffic from mainland China and Indonesia. The five-month tally is about 40 percent of the tourism board's forecast of 17 million to 18 million arrivals. Hilton's release states that demand for elevated, experience-driven stays is growing in the region.
The Platform the Keys Sell Through
NoMad sells inside Hilton's distribution. The reservations launched through the NoMad Hilton Singapore site, and NoMad London is bookable under Hilton's portfolio through Hilton.com and the Hilton Honors app.
UOL is a Singapore-listed property and hospitality group with total assets of about $23 billion, a track record of over 60 years and a hotel subsidiary in Pan Pacific Hotels Group. Hilton's September 2026 release counts a portfolio of 28 brands, more than 9,400 properties and nearly 1.4 million rooms across 144 countries and territories.
The Record on the Building
Faber House was an eight-story commercial building on Orchard Road. UOL received in-principle approvals in 2021 to redevelop the site into a 19-story hotel under the Urban Redevelopment Authority's Strategic Development Initiative, and the hotel carries commercial and retail space. The hotel experience begins on the fifth level with an open-air reception, Lu bar, a terrace and a pool overlooking Orchard Road, with a rooftop bar and restaurant above the guestrooms.
Two specifications differ across the publishers. UOL's May 2025 release describes a 15-story cascading waterfall, and Hilton's September 2026 release describes a cascading 14-story waterfall. UOL's release places an urban verandah at the third level as a public space for art and design programming.

The development cost and the asset's stabilized value are not published. The management agreement's term, fee structure and performance targets are not published. No opening rate, no allotment and no minimum-stay term accompanies the reservations launch.
