Brooklyn loses 282 keys to residences

Marriott International and SomeraRoad announced The Ritz-Carlton Residences, Brooklyn Heights on 15 September 2026. The project covers the former Hotel Bossert at 98 Montague Street. SomeraRoad bought the 282-key building for 100 million dollars in May 2025, per Commercial Observer. Every one of those keys leaves the overnight sellable stock when the conversion opens.

A spokesperson for SomeraRoad declined to give a residential unit count. Ian Ross of SomeraRoad said in a December 2025 interview that the project will hold 70 branded condominiums, per Commercial Observer. Sales and marketing run through SERHANT.

Marriott lists a 24-hour attended lobby, dedicated residential services, wellness and entertaining amenities, and a ground-floor restaurant from Union Square Hospitality Group, its first full-service Brooklyn restaurant. Construction is expected to start later this year, and the release puts completion in 2029. A revenue desk that counts Brooklyn room supply for 2029 and later removes 282 keys from this address.

Its 14th floor carries more than 10,000 square feet of event space. That space breaks into a 4,500-square-foot divisible ballroom, 6,000 square feet of pre-function area with indoor and outdoor terraces, and three boardrooms.

Three food and beverage venues operate in the building. They include Alteño from chef Johnny Curiel and the rooftop restaurant watr. Kohn Pedersen Fox designed the tower, HKS Architects served as architect of record, and Studio MAI handled interiors with the Starwood Hotels design team. Barry Sternlicht, founder of 1 Hotels and chairman of Starwood Hotels, called the opening a milestone for the company.

The resort takes the name The Ocean Cliffs at Dana Point, a JW Marriott Resort. The phased work adds a 6,000-square-foot ballroom, an event lawn relocated beside the Richard Henry Dana Ballroom, a central resort pool, a chef-driven signature restaurant, and a refined entry drive and porte cochere. HKS and ROAM handle the design.
